PCD 1. REVISED SITE PLAN - Any proposed changes to the approved site plan, such as but not limited to, added hard surfaces, HVAC units, accessory structures, or tree removals, must be submitted as a revision to the building permit for review and approval prior to implementation.
PCD 2. MECHANICAL IN SETBACKS - HVAC and similar types of mechanical equipment may be placed no closer than five feet to a side or rear property line, and shall not be located within a required front yard; provided, that such equipment may be located in a storage shed approved pursuant to KZC 115.115(3)(m) or a garage approved pursuant to KZC 115.115(3)(o)(2).
All HVAC and similar types of mechanical equipment shall be baffled, shielded, enclosed, or placed on the property in a manner that will ensure compliance with the Noise Control Act of 1974, Revised Code of Washington (RCW) 70.107. See Chapter 173-60 Washington Administrative Code (WAC).
PCD 3. LOT COVERAGE - Any proposed increase in the total impervious surfaces on the site must be submitted for review as a revision to this building permit prior to the addition of impervious area.
PCD 4. NO TREE REMOVAL ALLOWED - No tree removal is permitted as part of this demolition permit without prior Planning Department approval.
PCD 5. ALL - HOURS OF CONSTRUCTION - All development activity and heavy equipment operation is restricted to 7:00 a.m. to 8:00 p.m. Monday through Friday, and 9:00 a.m. to 6:00 p.m. Saturday. Other restrictions on Saturday include: no working in the right-of-way, no work requiring inspection, and no trucking into or out of the site; however, light grading work on-site on Saturday is allowed. NO development activity or heavy equipment operation may occur on Sundays or the following holidays: New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, and Christmas Day.
MAXIMUM NOISE LEVELS - All mechanical units shall comply with the maximum environmental noise levels established pursuant to the Noise Control Act of 1974, Revised Code of Washington (RCW) 70.107. Conditions are part of the approved plans and shall remain attached to them at all times.
SCOPE - Do not exceed scope of permit.
BUILDING ADDRESS - Numbers not less than 4 inches in height, shall be conspicuously placed over or near the principal street entrance for identification of the address from the street. KMC 21.08.035.
EQUIPMENT LOCATION - HVAC equipment may be placed no closer than five feet of a side or rear property line, and shall not be located within a required front yard; provided, that HVAC equipment may be located in a storage shed approved pursuant to subsection (3)(m) of the Kirkland Zoning Code (KZC) chapter 115.115, or a garage approved pursuant to subsection (3)(o)(2) of KZC 115.115. All HVAC equipment shall be baffled, shielded, enclosed, or placed on the property in a manner that will ensure compliance with the noise provisions of KZC 115.95.

SEPARATE PERMITS - Separate permits are required for any work in the following categories:
Interior or exterior repairs or modifications to the structure
Electrical

Other outside the specific scope of this permit
ELECTRICAL REQUIREMENTS - Separate electrical permit in accordance with the adopted state electrical code is required and must include:
1. Means of disconnect. Independent means of disconnect for the electrical supply to each piece of equipment shall be provided in sight of the equipment served when the supply voltage exceeds 50 volts.
2. Service Receptacle. A 120-volt service receptacle shall be located within 25 feet of, and on the same level as, the equipment.
LISTED APPLIANCES - All equipment shall be listed and labeled. (IRC Sec 1302, 1303)
INSTALLATION INSTRUCTIONS - The installer shall leave the manufacturers installation and operating instructions attached to the appliance.
INSTALLATION/MOUNTING - Residential installations shall comply with the manufacturer’s installation instructions and provisions of the current International Residential Code. Equipment and appliances shall be installed as required by the terms of their approval, in accordance with the conditions of the listing, the manufacturer’s installation instructions, and this code. Clearances of listed appliances from combustible materials shall be as specified in the listing or on the rating plate. Equipment shall be fixed in position by substantial means which will prevent its incidental displacement. Such restraint shall accommodate vertical and lateral loads including wind, snow and seismic. Equipment installed at grade level shall be supported on a level concrete slab or other approved material extending a minimum of 3 inches above adjoining grade. Do not cover any repaired or replaced areas prior to Building division inspection and approval.
PIT LOCATIONS - Appliances installed in pits or excavations shall not come in direct contact with the surrounding soil. The sides of the pit or excavation shall be held back a minimum of 12 inches (305 mm) from the appliance except the control side which shall maintain a minimum of 30 inches clearance. Where the depth exceeds 12 inches (305 mm) below adjoining grade, the walls of the pit or excavation shall be lined with concrete or masonry. Such concrete or masonry shall extend a minimum of 4 inches (102 mm) above adjoining grade and shall have sufficient lateral load-bearing capacity to resist collapse. The appliance shall be protected from flooding in an approved manner.
CONDENSATION DISPOSAL - Proper condensate disposal is required per IRC Section 1411.
TESTING - Every refrigerant-containing part of every system that is erected on the premises, except compressors, condensers, vessels, evaporators, safety devices, pressure gauges and control mechanisms that are listed and factory tested shall be tested and proved tight after complete installation and before operation. Tests shall include both the high and low-pressure sides of each system at not less than the lower of the design pressures or the setting of the pressure relief device(s). The design pressures for testing shall be those listed on the condensing unit, compressor or compressor unit nameplate.
