LU Pre-sub 06/14/22 @11:00am, zoom conference room 3 The project includes the rehabilitation of the existing residential buildings, third floor addition to 11 existing buildings, and the construction of two new residential buildings at the Kirkland Heights Apartments in order to maximize site density and increase parking counts at this affordable housing development. The site currently consists of 25 buildings containing 79 2-bedroom units, 80 3-bedroom units, and 20 4-bedroom townhomes for a total of 179 units.
The rehabilitation of the existing buildings includes the removal and replacement of all windows, doors, siding and trim, balconies, and stairs. Interior rehabilitation includes the removal and replacement of all interior finishes including flooring, wall, and ceiling finishes. All electrical, plumbing and mechanical will be removed and replaced to meet current code. The work will also include the addition of a third story to 11 existing buildings containing 4 new units per building with associated stairs and balconies for a total of 44 new units.
Two new, three-story buildings will be constructed on the currently vacant eastern-most portion of the lot creating an additional 48 units. Each of the two new buildings will include 6 3-bedroom units, and 18 2-bedroom units. Parking as required by zoning will also be added to the eastern portion of the site to bring the current parking numbers up to code minimum.
