DRUKER & BALANOV: Remove the above-slab portions of the existing backyard shed and reconstruct a one-story, detached, conditioned private home office accessory to the existing single-family residence. Retain the existing approximately 172 square foot footprint. Reuse of the existing concrete slab is proposed, subject to verification of its suitability and City approval. Work includes new wood wall and roof framing, fiber-cement lap siding, composition roofing, one exterior door, two windows, insulation, drywall, paint, and interior flooring. Provide lighting, receptacles, an office subpanel, and an underground electrical feeder from the existing garage. Install a ductless mini-split system for heating and cooling. No footprint expansion, additional dwelling unit, sleeping use, kitchen, bathroom, or plumbing is proposed.
