[2021 IRC] *11220 Hall Residence ADU Addition : The only Modification to the existing structure residence, for the addition of the Attached ADU, will be to add a tight fitting solid core wood door, with deadbolt, at the existing kitchen and living room area to access the new entry way of the attached ADU. The new addition will consist of a ground floor of approximately 885 square feet, with an office space, foyer, studio and space for a future bedroom, a full bath and kitchenette with eating bar / island. An upper floor with a Loft consisting of 311 square feet open to below. For a total area of 1196 square feet. The space will be used as a home office / studio for now but built as an ADU for permitting. All exterior finishes will be to match existing as shown in the exterior drawings.
Heat will be via an in-floor radiant heat through a ground source heat pump and recirculating water system and hot water holding tank. Downspouts will tie into existing structures footing drains and run tightlined into storm system catch basin at front of property and sewer will tie into existing sewer connection.
