The project combines two adjacent waterfront lots (parcels 3534900425 & 3534900435) to accommodate a new +/- 12,000 SF single family residence with finished basement and attached garage, a +/- 850 SF detached guest house, and a +/- 900 SF detached library above an enclosed garage. Site improvements include a naturalistic pond and stream, cascading water feature, reflecting pool, swimming pool, and spa. Other improvements include a paved driveway and parking area, terraces, walking paths, site grading, extensive planting areas, and shoreline improvements along Lake Washington. Existing residences, accessory buildings, and sport court paving will be demolished. Several mature trees will need to be removed in order to accommodate new construction. The preservation of remaining significant trees and vegetation is a project priority. Controlling erosion and runoff during demolition and construction will be of great importance. Modifications to the waterfront shoreline are included as part of the scope of work.
