Location: 3811 & 3823 Hunts Point Road, Hunts Point WA 98004
Project Description: The project combines two adjacent waterfront lots to accommodate a +/- 12,000 sf single-family residence with finished basement and attached garage, +/- 850 sf detached guest house, and +/- 900 sf detached library building above an enclosed garage. Site improvements include a water feature system incorporating naturalistic pond and stream, cascading waterfalls, reflecting pools, swimming pool and spa. Other site improvements include driveway paving and parking areas, terraces, walking paths, site grading, extensive planting areas, and shoreline improvements along Lake Washington. Existing residences, accessory buildings, and sport court paving will be demolished. Several significant trees and trees of substantial size will need to be removed in order to accommodate the new construction. The preservation of remaining trees and vegetation is a project priority.
Phased Construction: The work will be conducted in the following phases: Demolition, Lot Consolidation, and Construction.
Special Requirements: There are numerous mature trees in close proximity to the building, water feature and driveway areas, that are protected by the Hunts Point Tree Code. The site is on Lake Washington and controlling erosion and runoff during demolition and construction will be of great importance. The project includes modifications to the waterfront shoreline.
