Four 106 is a 21 story office tower provided with a Chilled and Heating water hydronic loop system, with connections provided on each floor for future TI tenants. The Chilled water loop is served by two air-cooled chillers, and the Heating water loop is served by two natural gas boilers. Supplemental cooling and heating on the water loops is provided by an air source heat pump. A rooftop DOAS unit provides ventilation to each floor. Split systems are provided for select areas that require conditioning where hydronic loops cannot serve, and unit heaters provide heating in various utility areas. Fans are provided throughout for parking garage ventilation, transformer vault exhaust, smoke relief, electrical room conditioning, pressurization, etc.
